Property Management Companies – What They Do and How They Do It

Property management companies are hired to take care of the day to day business of overseeing rental property. They are assigned to manage all types of properties including apartment buildings, shopping centers, office buildings, vacation homes and even vacant land.

If for instance a real estate agency were responsible for leasing an ocean front house as a vacation getaway, the property management company would be assigned to take over. In order to protect the property owner and the property, they would be responsible for making the reservation and getting the proper contracts signed. They would take care of getting the deposit and advising the renter of the terms and conditions of the contract.

If a window was broken or the air conditioning is not working, the manager would call repair people to correct the problem. The owner of the property would be billed for the repairs, but other than the billing, they are not bothered at all.

If the property management company were taking care of an apartment building, they would need to see that the rent is paid promptly each month. And they would need to take care of eviction proceedings if the renter needs to be removed. It is up to the manager to be sure that the proper procedures are followed when evicting a renter so that the property owner is protected from legal proceedings.

Property management is a very hands-on business and the manager is often in contact with the renters. They will be the ones to rent the property and check out the references, they hear all of the complaints and they are responsible for collecting the rent money. They have to be sure that the renter is kept well informed about any policy changes or renewals or rent increases. Property managers should be honest and ethical but It is important that the manager keep very good records and everything is documented, because unfortunately there times when proof is needed.
